Dr Phillips Real Estate Prime for Early Birds

When it comes to investments I typically go back to the Guru of investments Warren Buffet and his philosophy "Buy fear Sell greed".  Don't get me wrong Dr Phillips real estate is not in a fear state but the next best option would be "when people are not shopping a market...BUY!

There are currently 179 Dr Phillips Homes in which only 6 are bank-owned or short sales.  This is a far cry from a few years ago when Doctor Phillips along with most other towns and cities were flooded with distressed properties.  Add to this new mortgages the past 6 years have been at all time low interest rates with 30 year mortgages...Doctor Phillips Orlando, Florida is prime real estate.

2017 Dr Phillips Real Estate Forecast


I came across this article the other day, "Will 2017 be a buyer's or seller's market" and decided to take a hard look at my area of service Dr Phillips real estate.

Before I jump into the Doctor Phillips market, let's look at the four economist talking points.
  • Next year will likely remain a seller's market in most markets, but buyers might have their day in 2018 or 2019.
  • Future buyers will be "less white and a little younger."
  • “While I expect inventory levels to rise in 2017, it will likely remain a seller’s market,” said Matthew Gardner, chief economist at Windermere.
As much as I respect and admire economists prognostications there is one very important variable left out of their evaluations...real estate is about local markets

Sure a broad stroke of the North America real estate market is interesting but buyers purchase in local markets.  So much so that Southwest Orange County Florida that consist of the Dr Phillips, Windermere and Winter Garden communities, all have different real estate trends and forecast. 

Further more any projections a couple of years out are just guesstimates, there are to many variables that can, and most likely will, have a huge effect on real estate values to predict. 

As of this writing there are 205 single family Dr Phillips homes for sale with an average days on market of 156 days, that's one indication of a trending buyer's market.

Additionally this past year and a half the Dr Phillips real estate market has been receiving growing competition from the New Horizons West area located off the 429 Independence exit in Winter Garden.  

In the boom of 2005 it was very difficult getting buyers up the 535 towards Windermere and Winter Garden but that has changed. The Cove at Hamlin, Hamlin Reserves and Overlook at Hamlin located in New Horizons West are very popular among today's buyers and after visiting very difficult to turn back towards Dr Phillips.  

Dr Phillips is and always will be a sought after community but there is formidable competition attracting 2017 buyers.

4.  It stands alone - From all the other homes you looked at this home seems special.

5.  You're in love - When you walk through the home it feels like a million butterflies are having a party in your stomach.  Ok, maybe a little exaggeration but you get the idea.

Smart consumers searching for homes have a plan and stick with it and limit these common mistakes...

Mistake #1

Emotions - Many buyers typically purchase on emotion but it's the one thing they should be running from...Stick with the facts and yes this includes keeping the emotions out of your negotiations!

Emotions are real, acknowledge them but then move past them quickly and concentrate your energy on value.  Everything starts with the value of a home, your emotions will only mucky up the waters and cloud your judgement

Mistake #2

Going Solo - There's a reason Realtors must disclose when selling their own home, we have an unfair advantage!  Mistake #2 is not about, ok now hire me, this is about the 4 common mistakes purchasing a home and #2 is to hire a LOCAL, EXPERIENCED, REALTOR...

  • Local - A realtor that closes properties in a particular part of town or neighborhood.  Look through recent closed properties for active Realtors
  • Experienced - At least 5 years experience in selling real estate.  Yes I feel bad for the new agents, but let them practice their craft and hone their skills on family and friends for the first few years. 
  • Hire a Realtor - Realtors follow the Realtors Code of Ethics where by Realtors share with their fellow REALTORS® a common responsibility for its integrity and honor between each other and more importantly with consumers and clients.
Mistake #3

Making List Price a focal point - Many times to much attention is placed on list price rather than value.  List price can be value but most times it's either over or under value.  

Once value is determined a buyer can decide what is the best purchase offer strategy and more importantly now knows at what price to stop and walk away!

Mistake #4

Being Too Critical

The focus should be on the basic bones of a home not the minor aesthetic issues that can easily be fixed. Sought After 32836 Homes For Sale

Outside of Orlando, Florida most buyers don't initially know about Dr Phillips and its sought after 32836 zip code, but after due diligence they eventually fall into this beautiful community.

Because Dr Phillips is not a town or city but rather a nitch market of Orlando the best way to search for homes is to use zip codes 32836 and 32819.  Both these zip codes will pull a few homes from outside of Dr Phillips but at least your results will have all available homes for sale.

Searching homes for sale in 32836 will pull all available listings from the Mid Florida MLS South of Sand Lake Road down along Apopka Vineland.  Homes for sale in 32819 will result in all homes for sale North of Sand Lake Road and south of Conroy.
