Dr Phillips Real Estate Prime for Early Birds

When it comes to investments I typically go back to the Guru of investments Warren Buffet and his philosophy "Buy fear Sell greed".  Don't get me wrong Dr Phillips real estate is not in a fear state but the next best option would be "when people are not shopping a market...BUY!

There are currently 179 Dr Phillips Homes in which only 6 are bank-owned or short sales.  This is a far cry from a few years ago when Doctor Phillips along with most other towns and cities were flooded with distressed properties.  Add to this new mortgages the past 6 years have been at all time low interest rates with 30 year mortgages...Doctor Phillips Orlando, Florida is prime real estate.

2017 Dr Phillips Real Estate Forecast


I came across this article the other day, "Will 2017 be a buyer's or seller's market" and decided to take a hard look at my area of service Dr Phillips real estate.

Before I jump into the Doctor Phillips market, let's look at the four economist talking points.
  • Next year will likely remain a seller's market in most markets, but buyers might have their day in 2018 or 2019.
  • Future buyers will be "less white and a little younger."
  • “While I expect inventory levels to rise in 2017, it will likely remain a seller’s market,” said Matthew Gardner, chief economist at Windermere.
As much as I respect and admire economists prognostications there is one very important variable left out of their evaluations...real estate is about local markets

Sure a broad stroke of the North America real estate market is interesting but buyers purchase in local markets.  So much so that Southwest Orange County Florida that consist of the Dr Phillips, Windermere and Winter Garden communities, all have different real estate trends and forecast. 

Further more any projections a couple of years out are just guesstimates, there are to many variables that can, and most likely will, have a huge effect on real estate values to predict. 

As of this writing there are 205 single family Dr Phillips homes for sale with an average days on market of 156 days, that's one indication of a trending buyer's market.

Additionally this past year and a half the Dr Phillips real estate market has been receiving growing competition from the New Horizons West area located off the 429 Independence exit in Winter Garden.  

In the boom of 2005 it was very difficult getting buyers up the 535 towards Windermere and Winter Garden but that has changed. The Cove at Hamlin, Hamlin Reserves and Overlook at Hamlin located in New Horizons West are very popular among today's buyers and after visiting very difficult to turn back towards Dr Phillips.  

Dr Phillips is and always will be a sought after community but there is formidable competition attracting 2017 buyers.

Top 5 Dr Phillips Communities showing Value

Dr Phillips real estate has made a case this past year making a strong market rebound and has stopped the declining home values that its seen the past 6 years. Basic economics is gradual decrease in price until value returns and that's exactly what has happened in this sought after Orlando market.

Here are 5 communities in Dr Phillips that are showing the best value in today's real estate market that every buyer should take a hard look at. The criteria used was list price compared to recent sold homes, overall curb appeal and desirably of floor plans, upgrades and location.

# 5 Dr Phillips Bristol Park -

An established neighborhood that offers residents a peaceful place to live, winding roads, towering trees and walking distance to Award winning Bay Meadows Elementary school. Bristol Park is surrounded by Multi-Million dollar homes which only helps values now and in the future. 
During the recent real estate crash Bristol Park saw drastic declines in value like pretty much every other community in the US but the number of homes on the market at any one time has always been few and far between.

# 4 Dr Phillips New Parkside community -

Normally new homes are not the best deals available but with Dr Phillips being more of an established community new homes here are a welcome and hot commodity.  Formally called Kerina at Parkside, Parkside will be located off of Apopka Vineland Road and Buena Vista Woods.  Built by Meritage Homes, Parkside will featured Mediteranean style homes with Tile Roofs and brick paver drives.  For a new home in Dr Phillips under $500,000 Parkside gets ranked number 4!

# 3 Bay Vista Estates -

Home buyers searching larger lot sizes in Dr Phillips and staying in the $300.000's may be pleasantly surprised with what Bay Visa Estates has to offer. While most home sites are between the quarter to half range, in a sought after community like Dr Phillips that's not bad in the 300k price range.  Tall trees and winding roads make up this park like setting community and located right off Apopka Vineland everything is within a 5 mile range.  Homes are on the older side built in the late 1980's but for the opportunity to find a remodeled/upgraded home it's well worth the search.

# 2 Reserve at Cypress Point

With only 4 homes sold the past 12 months the Reserve at Cypress Point is a quiet little niche community located in Dr Phillips.  A private gated community or I should say two private gated communities that form the front access to Cypress Point and Million dollar lake front properties.  Reserve at Cypress Point are custom/semi custom homes featuring 3,000 plus square feet averaging more in the 4,000 range and prices starting in the high 500's to $800,000's.  Built in the early 2000's Reserve at Cypress Point homes feature open floor plans and volume ceilings.

# 1 Phillips Landing -

Dr Phillips newest kid on the block is receiving all the attention in this little niche market of Orlando, Florida.  Meritage Homes Parkside community located off of Apopka-Vineland and Buena Vista Woods has already seen prices increase 8 percent from just a week ago. 

Of course a lot of this may have more to do with the pre sales event held on the 21st of February and unveiling and marketing of the new community then it has to do with actual market appreciation.  But either way you look at it, prices went up for buyers looking to purchase in Parkside.

There presently are four models being sold at Parkside, The Madrid, Tara, Palm and Barcelona.  The smallest of the homes will be the Madrid at 2,754 and going up to 5,016 square footage for the Barcelona.  All the homes will feature Tile roofs, brick paver drives and 3 car garages. 

Until just recently Dr Phillips real estate has been more of an established community, homes built prior 2000, but with 315 new Meritage homes coming on the market in the next few years, move over Dr Phillips there is new kid on the block and he has some pretty cool toys!

Parkside Dr Phillips Newest Community

It's official the New Dr Phillips Community being built by Meritage Homes will be named "Parkside", originally the name was Kerina at Parkside.  Located off of Apopka-Vineland in the heart of Dr Phillips, a niche market of Orlando, will be the first Phase of 315 Mediterranean Style Homes.

Parkside Dr Phillips will feature floor plans starting at 2,700 square feet up into the 5,000 square foot range.  All homes will have 3-car garages with the Tara Model featuring a Tandem Garage.  Tile roofs, Brick Paver Drives and Walkways are all standard at Parkside.

Presently there are four models with three more on the drawing board ready to be released.  Initial price ranges are starting in the high $300,000's up to the high $500,000's.  Models are scheduled to open in March, weather permitting and Expect 4 to 5 month construction time which is normal among Florida home builders.

Sought After 32836 Homes For Sale

Outside of Orlando, Florida most buyers don't initially know about Dr Phillips and its sought after 32836 zip code, but after due diligence they eventually fall into this beautiful community.

Because Dr Phillips is not a town or city but rather a nitch market of Orlando the best way to search for homes is to use zip codes 32836 and 32819.  Both these zip codes will pull a few homes from outside of Dr Phillips but at least your results will have all available homes for sale.

Searching homes for sale in 32836 will pull all available listings from the Mid Florida MLS South of Sand Lake Road down along Apopka Vineland.  Homes for sale in 32819 will result in all homes for sale North of Sand Lake Road and south of Conroy. 

Known for Award Winning Schools, Great location to down town Orlando and Restaurant Row, Dr Phillips should be tops on all home buyers looking to purchase in Orlando, Florida.

Orlando real estate hits a Milestone

It took almost 6 years to the day but Central Florida's inventory of available homes for sale fell below 10,000 listings. This number reflects homes for sale located in Orange, Seminole, Osceola, and Lake counties.

October 2007 was an all time high of 26,330 properties listed. The real estate market is still about supply and demand, available homes for sale compared to ready willing and able buyers. Basic economics is gradual decrease in price until value returns and that's exactly what's been happening.

With less bank owned properties available, Dr Phillips real estate has a reported 5 single family homes and 33 short sales listings on the market and the fact banks are loosening their strings on lending, this great news going forward into the 2012 real estate market.

Dr Phillips real estate has its share of sought after communities in Central Florida but you may be surprised which ones are giving buyers the biggest bang for their buck.

Bay Hill

Known for having one of the most popular PGA golf course, there is something about Bay Hill that makes a golfer, or in today's real estate market buyer's,  heart beat a little faster.  The breath taking views of 270 acres of a meticulously manicured golf course along the Butler Chain of Lakes sure doesn't hurt but for buyers it's the great values that are slipping away and an urgency to get one of them.
