Emotions - Many buyers typically purchase on emotion but it's the one thing they should be running from...Stick with the facts and yes this includes keeping the emotions out of your negotiations!

Emotions are real, acknowledge them but then move past them quickly and concentrate your energy on value.  Everything starts with the value of a home, your emotions will only mucky up the waters and cloud your judgement

Going Solo - There's a reason Realtors must disclose when selling their own home, we have an unfair advantage!  Mistake #2 is not about, ok now hire me, this is about the 4 common mistakes purchasing a home and #2 is to hire a LOCAL, EXPERIENCED, REALTOR...

  • Local - A realtor that closes properties in a particular part of town or neighborhood.  Look through recent closed properties for active Realtors
  • Experienced - At least 5 years experience in selling real estate.  Yes I feel bad for the new agents, but let them practice their craft and hone their skills on family and friends for the first few years. 
  • Hire a Realtor - Realtors follow the Realtors Code of Ethics where by Realtors share with their fellow REALTORS® a common responsibility for its integrity and honor between each other and more importantly with consumers and clients.
Mistake #3

Making List Price a focal point - Many times to much attention is placed on list price rather than value.  List price can be value but most times it's either over or under value.  

Once value is determined a buyer can decide what is the best purchase offer strategy and more importantly now knows at what price to stop and walk away!

Mistake #4

Being Too Critical

The focus should be on the basic bones of a home not the minor aesthetic issues that can easily be fixed. Real-time Home Search Site for Buyers

When it comes to homes for sale via the intranet are you searching the latest listings to come on the market?  Many buyers today are missing out on great deals because they are doing home searches on sites that are not updated with the latest listings.

There is no shortage of websites to search property listings, whether it's one of the three giants, Realtor.com, Trulia or Zillow or one of the little guys in between, buyers are most likely going back to sites they are familiar with but they could be missing out on the most attractive homes for sale.  In today's real estate market the good deals go under contract within 24 to 48 hours.

Search engine sites seen on the Internet are called portals and pull listing details and photos from a local Multiple Listing Service (MLS), in Orlando this is My Florida MLS.  Portals can add additional information from local tax records but the problems comes in when these portals are not updated immediately, but rather hours (not many are), days or some times a week or more, in today's real estate market the good deals go fast.

Since the majority of all homes in Central Florida are input into the My Florida MLS, Realtors have first hand knowledge of new listings as soon as a selling broker presses the submit button, this is valuable information.

The good news for buyers is you don't have to have a Real Estate license to search real time property details.  My Florida MLS recent change to the Matrix system now allows buyers access to their very own private portal that links directly to the MLS, the most accurate system by far and direct access to new listing without the delay that comes from intermediate portal company.

It shouldn't come as a surprise that Dr Phillips newest community Parkside is getting all the attention, after all we have been waiting a long time for new homes in this sought after community!

3 Steps to Tackle the Foreclosure Crisis in America

RealtyTRAC recently reported that the total number of foreclosure-related legal filings increased 3 percent from January to February of this year. Although foreclosure activity is still down 25 percent from a year ago, the reality of distressed homeowners who are struggling to pay their mortgage still exists. One in 842 United States’ housing units faced a foreclosure filing last month.

State governments and loan servicers can relieve homeowners of the worry and anguish the threat of foreclosure causes by providing the following solutions.

Better communication

Contacting a lender or loan servicer can be difficult. Borrowers frequently discuss their mortgage with many different people when they contact their loan provider, leading to mixed-up communication. Often, a homeowner must explain his or her circumstances during every phone call, or important paperwork goes missing. Some homeowners report that they have faxed the same document dozens of times to different people working for the same company. A single point of contact for each borrower would solve the problem of jumbled communication many homeowners face.

Fewer backlogs

With some of the lengthiest processing periods, foreclosure documents in states that handle foreclosures solely judicially push through the courts slowly. Florida foreclosure lawyers file documents that take nearly 29 months to process, compared with the nation’s average of 13 months. This creates a buildup of cases for attorneys and courts and more ambiguity for homeowners. States that handle cases through administrative processes in addition to judicial-foreclosures see shorter processing times for foreclosure-related filings.

Homeowner protection

A few states, such as California, have passed homeowner bill of rights measures to protect homeowners and further regulate the mortgage and housing relief industry. California’s law prohibits a few practices associated with predatory lending: “dual tracking,” which is when a lender continues a foreclosure process even if the borrower is applying for a loan modification, and “robo signing,” a term describing the robotic signing and production of falsified mortgage documents. California’s law also mandates that lenders provide a single person of contact for the borrower, and gives the borrower the power to sue for significant violations of the new laws.

California has seen a 7 percent reduction in foreclosure activity since its bill of rights law went into effect on January 1. If more states passed similar laws, the U.S. could see a steady decline in foreclosures.

Dr Phillips newest kid on the block is receiving all the attention in this little niche market of Orlando, Florida.  Meritage Homes Parkside community located off of Apopka-Vineland and Buena Vista Woods has already seen prices increase 8 percent from just a week ago. 

Of course a lot of this may have more to do with the pre sales event held on the 21st of February and unveiling and marketing of the new community then it has to do with actual market appreciation.  But either way you look at it, prices went up for buyers looking to purchase in Parkside.
