3 Steps to Tackle the Foreclosure Crisis in America

RealtyTRAC recently reported that the total number of foreclosure-related legal filings increased 3 percent from January to February of this year. Although foreclosure activity is still down 25 percent from a year ago, the reality of distressed homeowners who are struggling to pay their mortgage still exists. One in 842 United States’ housing units faced a foreclosure filing last month.

State governments and loan servicers can relieve homeowners of the worry and anguish the threat of foreclosure causes by providing the following solutions.

Better communication

Contacting a lender or loan servicer can be difficult. Borrowers frequently discuss their mortgage with many different people when they contact their loan provider, leading to mixed-up communication. Often, a homeowner must explain his or her circumstances during every phone call, or important paperwork goes missing. Some homeowners report that they have faxed the same document dozens of times to different people working for the same company. A single point of contact for each borrower would solve the problem of jumbled communication many homeowners face.

Fewer backlogs

With some of the lengthiest processing periods, foreclosure documents in states that handle foreclosures solely judicially push through the courts slowly. Florida foreclosure lawyers file documents that take nearly 29 months to process, compared with the nation’s average of 13 months. This creates a buildup of cases for attorneys and courts and more ambiguity for homeowners. States that handle cases through administrative processes in addition to judicial-foreclosures see shorter processing times for foreclosure-related filings.

Homeowner protection

A few states, such as California, have passed homeowner bill of rights measures to protect homeowners and further regulate the mortgage and housing relief industry. California’s law prohibits a few practices associated with predatory lending: “dual tracking,” which is when a lender continues a foreclosure process even if the borrower is applying for a loan modification, and “robo signing,” a term describing the robotic signing and production of falsified mortgage documents. California’s law also mandates that lenders provide a single person of contact for the borrower, and gives the borrower the power to sue for significant violations of the new laws.

California has seen a 7 percent reduction in foreclosure activity since its bill of rights law went into effect on January 1. If more states passed similar laws, the U.S. could see a steady decline in foreclosures.

Dr Phillips newest kid on the block is receiving all the attention in this little niche market of Orlando, Florida.  Meritage Homes Parkside community located off of Apopka-Vineland and Buena Vista Woods has already seen prices increase 8 percent from just a week ago. 

Of course a lot of this may have more to do with the pre sales event held on the 21st of February and unveiling and marketing of the new community then it has to do with actual market appreciation.  But either way you look at it, prices went up for buyers looking to purchase in Parkside.

Parkside Dr Phillips Newest Community

It's official the New Dr Phillips Community being built by Meritage Homes will be named "Parkside", originally the name was Kerina at Parkside.  Located off of Apopka-Vineland in the heart of Dr Phillips, a niche market of Orlando, will be the first Phase of 315 Mediterranean Style Homes.

Parkside Dr Phillips will feature floor plans starting at 2,700 square feet up into the 5,000 square foot range.  All homes will have 3-car garages with the Tara Model featuring a Tandem Garage.  Tile roofs, Brick Paver Drives and Walkways are all standard at Parkside.

Sought After 32836 Homes For Sale

Outside of Orlando, Florida most buyers don't initially know about Dr Phillips and its sought after 32836 zip code, but after due diligence they eventually fall into this beautiful community.

Because Dr Phillips is not a town or city but rather a nitch market of Orlando the best way to search for homes is to use zip codes 32836 and 32819.  Both these zip codes will pull a few homes from outside of Dr Phillips but at least your results will have all available homes for sale.

Searching homes for sale in 32836 will pull all available listings from the Mid Florida MLS South of Sand Lake Road down along Apopka Vineland.  Homes for sale in 32819 will result in all homes for sale North of Sand Lake Road and south of Conroy. 

Known for Award Winning Schools, Great location to down town Orlando and Restaurant Row, Dr Phillips should be tops on all home buyers looking to purchase in Orlando, Florida.

Orlando real estate hits a Milestone

It took almost 6 years to the day but Central Florida's inventory of available homes for sale fell below 10,000 listings. This number reflects homes for sale located in Orange, Seminole, Osceola, and Lake counties.

October 2007 was an all time high of 26,330 properties listed. The real estate market is still about supply and demand, available homes for sale compared to ready willing and able buyers. Basic economics is gradual decrease in price until value returns and that's exactly what's been happening.

With less bank owned properties available, Dr Phillips real estate has a reported 5 single family homes and 33 short sales listings on the market and the fact banks are loosening their strings on lending, this great news going forward into the 2012 real estate market.
